Updated October 2026

A rural Louisiana address may open a zero-down financing route, but USDA eligibility and LHC Delta 100 eligibility are different questions. A home outside a city center is not automatically USDA-eligible, and a property in the Delta does not automatically qualify for every Louisiana Housing Corporation program.

Separate geography from borrower qualification

USDA financing requires an eligible property location and satisfaction of the applicable household-income and underwriting rules. Household income used for program eligibility can differ from the repayment income used to qualify for the mortgage. A nonborrowing household member's earnings may therefore matter even when those earnings cannot support the loan payment.

Delta 100 offers up to 100% financing in designated Delta parishes under its own eligibility requirements. Ask the Louisiana Housing Corporation for the current participating-parish list, income rules, borrower contribution requirements and funding availability before choosing a property around the program.

QuestionWhy it matters
Is this exact address eligible?Parish identity alone may not establish USDA eligibility
Which household income counts?Eligibility and repayment calculations serve different purposes
Is funding currently available?Assistance reservations can affect the closing timeline
Does the home meet property standards?Condition problems can delay or prevent closing

Zero down does not mean zero cash

Even with full purchase-price financing, buyers can face inspection charges, earnest money, prepaid insurance, escrow deposits and closing costs. Seller credits or eligible assistance may cover some expenses, but their availability and limits must be established before signing the purchase agreement.

Use the closing cost estimator to separate the down payment from other cash needs. Then test the complete payment with the monthly payment calculator, including address-specific flood and wind coverage.

Rural properties can introduce additional questions about wells, septic systems, private roads, outbuildings and acreage. Identify those features early so the lender can assess eligibility rather than discovering them in the appraisal.

Compare assistance without assuming programs combine

LHC Market Rate GNMA supports FHA, VA and USDA financing with 3% to 5% assistance. Market Rate Conventional provides another route, while Keys for Service serves eligible veterans, first responders and educators. These are distinct options, not automatically stackable benefits.

Compare each lender's written costs, repayment terms and assistance conditions using the Consumer Financial Protection Bureau mortgage resources. The best fit is the program that works for the household, property and closing budget together.

Editorial Methodology & Primary Sources

Verification date: Not recorded; check the primary source and lender timestamp before relying on an estimate.

Rate comparisons use participating lender feeds, not a whole-market survey or guaranteed offers. Freddie Mac PMMS is a market benchmark, not a personalized quote. Calculator models rely on published regulatory formulas and disclosed assumptions rather than fabricated first-person loan testing.

Monthly principal and interest use the amortization formula P × r / (1 − (1 + r)−n), where r is the monthly note rate and n is the number of payments; at zero interest use P / n. PITI adds monthly property taxes and homeowners insurance; PMI is separate. APR includes applicable finance charges under Regulation Z and is not the note rate used for payments. Compare lender Loan Estimates for actual APR and fees.

The payment snapshot uses illustrative annual taxes of 1% of home price, $1,200 insurance and 0.5% PMI below 20% down, not verified local quotes. Other calculators disclose their inputs and assumptions. Published guidance and lender feeds may change independently; confirm current program rules, taxes and offers before a decision.
