Updated October 2026

Turning 65 in Louisiana can create an opportunity to stabilize a qualifying home's assessed value, but it does not automatically freeze the entire tax bill. The Special Assessment Level and homestead exemption perform different jobs, and mortgage escrow calculations need to reflect benefits actually approved for the property.

Separate the exemption from the assessment freeze

The ordinary homestead exemption generally removes the first $75,000 of fair market value from qualifying parish property taxation. At Louisiana's 10% residential assessment ratio, that equals $7,500 of assessed value.

The Special Assessment Level instead limits increases in the qualifying property's assessed value while eligibility continues. Tax rates, eligible improvements, special charges or changes in exemption treatment can still affect the amount due.

BenefitWhat it generally changes
Homestead exemptionTaxable assessed value on a qualifying primary residence
Special Assessment LevelAssessment growth for qualifying owners
Qualifying 100% disabled-veteran exemptionCovered ad valorem property taxes on the qualifying homestead

Municipal taxes generally remain outside the ordinary homestead exemption, but Orleans Parish and particular city-parish arrangements require separate attention. Do not apply a blanket city-tax assumption to either New Orleans or Baton Rouge. Review the actual taxing districts shown on the parcel's bill.

Document age, income or qualifying disability

Owners age 65 or older may qualify for the Special Assessment Level if they satisfy the applicable requirements, including the income ceiling. Certain disabled veterans and other qualifying owners may also be eligible under separate provisions. Disability classifications and documentation matter; receiving a benefit from one agency does not automatically establish every property-tax benefit.

Louisiana provides a full qualifying homestead ad valorem exemption for veterans meeting its 100% service-connected disability criteria, with statutory eligibility and documentation requirements. Other disability ratings can receive different benefits.

Start with the Louisiana Tax Commission and ask the parish assessor which application, income evidence, disability certification and filing schedule apply. Also verify continuing-eligibility requirements rather than assuming approval is permanent under every ownership change.

Translate approval into the mortgage budget

A mortgage servicer may need the updated tax bill before adjusting escrow. An assessment freeze does not freeze homeowners insurance, flood premiums or named-storm deductibles.

Use the monthly payment calculator with confirmed taxes, and review the home equity guide before changing ownership or borrowing against the property. The Consumer Financial Protection Bureau explains mortgage-payment and escrow concepts that help separate tax savings from other housing costs.

Editorial Methodology & Primary Sources

Verification date: Not recorded; check the primary source and lender timestamp before relying on an estimate.

Rate comparisons use participating lender feeds, not a whole-market survey or guaranteed offers. Freddie Mac PMMS is a market benchmark, not a personalized quote. Calculator models rely on published regulatory formulas and disclosed assumptions rather than fabricated first-person loan testing.

Monthly principal and interest use the amortization formula P × r / (1 − (1 + r)−n), where r is the monthly note rate and n is the number of payments; at zero interest use P / n. PITI adds monthly property taxes and homeowners insurance; PMI is separate. APR includes applicable finance charges under Regulation Z and is not the note rate used for payments. Compare lender Loan Estimates for actual APR and fees.

The payment snapshot uses illustrative annual taxes of 1% of home price, $1,200 insurance and 0.5% PMI below 20% down, not verified local quotes. Other calculators disclose their inputs and assumptions. Published guidance and lender feeds may change independently; confirm current program rules, taxes and offers before a decision.
