Updated October 2026

In the Bayou Region, an affordable sales price can conceal an expensive insurance problem. Houma buyers are generally looking in Terrebonne Parish, while Thibodaux and Raceland are in Lafourche. Morgan City is in St. Mary Parish, adding another jurisdiction to a regional search. Evaluate each home’s roof, elevation, utilities, and coverage availability before treating the asking price as the main affordability measure.

Put wind mitigation ahead of the rate lock

Request the roof installation date, permit history where applicable, and any documented FORTIFIED designation. The Louisiana Fortify Homes Program supports qualifying roof-strengthening work through available grant rounds, but participation is not automatic and funding should not be assumed in a purchase budget.

An insurer may distinguish a newer conventional roof from a roof with verified strengthening features. Ask for written pricing that identifies the deductible for named storms and whether wind coverage is included.

Property questionMortgage-budget consequence
Is flood coverage required?Additional premium and possible escrow requirement
Is elevation documented?Information for risk review and insurance quoting
Does the roof need replacement?Possible coverage or closing obstacle

NFIP Risk Rating 2.0 makes flood pricing property-specific. A neighboring homeowner’s premium is not a reliable quote for your prospective purchase.

Understand FHA’s role and limits

The 2026 FHA one-unit floor is $541,287. FHA can help eligible buyers with a relatively small down payment, but it also includes mortgage insurance and property-condition requirements. Necessary repairs may need resolution before closing; a standard FHA purchase loan does not automatically finance every renovation.

Compare the applicable limit through HUD FHA Mortgage Limits. Conventional financing has a $832,750 one-unit baseline conforming ceiling throughout all 64 Louisiana parishes in 2026. Product selection should reflect credit, cash reserves, mortgage insurance, and the property’s condition—not just the loan ceiling.

Preserve cash for ownership after closing

The Louisiana Housing Corporation offers Market Rate GNMA and Market Rate Conventional programs with 3% to 5% assistance under their respective requirements. Ask how assistance affects pricing, required contributions, and future sale or refinance plans.

Louisiana’s standard homestead exemption generally removes $7,500 of assessed value, representing $75,000 of residential market value, from qualifying parish taxation. Municipal and special charges require separate review.

Use the closing cost estimator for prepaid policies and reserves. Then request a loan quote built around actual insurance estimates, leaving savings available for storm deductibles and maintenance.

Editorial Methodology & Primary Sources

Verification date: Not recorded; check the primary source and lender timestamp before relying on an estimate.

Rate comparisons use participating lender feeds, not a whole-market survey or guaranteed offers. Freddie Mac PMMS is a market benchmark, not a personalized quote. Calculator models rely on published regulatory formulas and disclosed assumptions rather than fabricated first-person loan testing.

Monthly principal and interest use the amortization formula P × r / (1 − (1 + r)−n), where r is the monthly note rate and n is the number of payments; at zero interest use P / n. PITI adds monthly property taxes and homeowners insurance; PMI is separate. APR includes applicable finance charges under Regulation Z and is not the note rate used for payments. Compare lender Loan Estimates for actual APR and fees.

The payment snapshot uses illustrative annual taxes of 1% of home price, $1,200 insurance and 0.5% PMI below 20% down, not verified local quotes. Other calculators disclose their inputs and assumptions. Published guidance and lender feeds may change independently; confirm current program rules, taxes and offers before a decision.
